Legislation

The employer or landlord is typically designated as the Responsible Person, accountable for ensuring full compliance with fire safety regulations.

Fire Safety Order

In England and Wales, all non-domestic buildings must comply with the Regulatory Reform (Fire Safety) Order 2005 (FSO). In Scotland, fire safety is governed by the Fire (Scotland) Act 2005, and in Northern Ireland by the Fire Safety Regulations (Northern Ireland) 2010.

Under the FSO, employers or landlords have the following key responsibilities:

  • Conduct a fire risk assessment.
  • Provide adequate fire detection and firefighting equipment.
  • Ensure that emergency exits, and routes are always clear and clearly signposted.
  • Provide employees with training and information on fire safety procedures, including the use of fire equipment.
  • Maintain all fire safety equipment according to the manufacturer’s guidelines and British Standards.

The Responsible Person may appoint someone to assist in these duties, which can be a third-party service like Avisec Alarms and CCTV. We can ensure that all your fire safety obligations are met, keeping your organization fully compliant and safeguarding your employees and customers.
